Home Staging Start to Finish (Part III)

Are you ready?!!  Were you lying awake in bed awaiting the final reveal of this gorgeous property?!!  Probably not but that's okay, neither was I.  But I can promise you it was worth the wait...check it out:

The goal is to evoke emotion upon the first impression.

Notice the centerpiece is pretty simple.
We are not wanting to distract but rather highlight the beauty of the room
and it's beautiful, large windows.

Dana opted for a gallery style with the art in the hall.
This leads your eye nicely, doesn't it?

We staged it as a scrap booking space to appeal to the lady of the house.

Home Staging Start to Finish (Part II)

So in the last posting, you saw the original "product" we started with - a vacant investor property in the process of being renovated.  Doors were off the hinges and leaning against walls, the floor was still cement and awaiting carpeting, kitchen backsplash & the sink was yet to be installed...along with miscellaneous other details.  We rescheduled for the following week.  No problem - we are always prepared for that possibility.

So we arrive and start unpacking:

Here are some of the accessories...unpacked on the dining table.
The rug was unrolled and table placement confirmed before we unpacked the accessories.

We get the living room furniture's initial set up confirmed.
The office initial set up is not exactly what we imagined on paper.
We might have to re-work this design....
We purchased a table specifically for this project and are assembling on site.
Dana & Sharon say "cheese".
They are gonna kill me...I told them these pictures wouldn't be on the internet or anything.
The assembled table fits perfectly AND can you see the 2 Ghost Chairs we got for the space?
Dana & I both want to find a place for some in our own homes!
The miscellaneous wall art we will put up last.

Home Staging Start to Finish (Part I)

So, what goes into a staging project you wonder?  Well, maybe you haven't lain awake in bed wondering but if you're reading this post, you must have SOME interest in what staging is about.  (Or, you are my mom whose job description includes reading random musings of her children.  ha ha!)

Here is a brief blog-peek into a recent staging:

Original walk through is done while construction is still going on so we can get an idea of style, even if it's just the architecture.  We visited this property when it was still "bones" so we knew that it was going to be soft contemporary (I didn't take pictures at that time) and I usually have to figure out a design plan based on a semi-finished product.  The house was originally scheduled to be done on the date the photos were taken with installation a couple of days later.  We usually leave some "buffer time" before installation because most projects are NOT completed exactly on schedule....

Kitchen.  Still no backsplash, sink or faucets?
Living room.  No carpet yet.
Oh oh - we're supposed to install in 2 days....

Yep.  I need to reschedule my crew....

Curb Appeal

I wasn't sure if my flowerbeds (much less the rest of my yard) were going to survive the heat of the summer but sure enough, they are thriving with these gorgeous autumn temperatures!  

When selling your house, and whether it be vacant or occupied, it is imperative to keep up the curb appeal.  Buyers will be driving through neighborhoods they want to live in possibly even before they log on to the internet to search for homes on the market.  And neighborhoods with nicely manicured yards generally have a higher value and are more desirable...which will in turn help you justify the best (read:  highest) price possible.

I believe that even if you aren't selling your place, it is important to drive up to a beautiful home, especially after a long day at work...it's the first thing you see when arriving at what should be your sanctuary.  Wouldn't you or your potential buyers like to see this when you walk up?
